THE DOUBLE FACE OF BUYING REAL ESTATE

As always we will try to offer the most objective version of our experiences in the real estate sector. As is normal, experiences are always subjective but, after commenting on our anecdotes with family, friends and other colleagues in the sector, we will do our best to transmit the information as clearly and simply as possible.
What do we mean when we say "double sided"?
It is clear that the versions of the seller and the buyer in a sale are always different. On the one hand, the seller always sells cheap, and on the other, the buyer always buys high. These are the two versions of the same reality.
Sellers always try to get as much as possible for their home, they always put the prices above to see if they can get something else and "try to see". In our opinion, this is a huge mistake. Buyers have a ton of information, and they won't even bother to contact you if they don't see an interesting price up front. The owner, on his part, watches the time go by, weeks, months, and sees that there is no interest whatsoever in his property, without knowing what the motive is. After a while he decides to lower the price a bit. Several months have passed and things are still the same, so he decides to lower the price a little more, and so on. These homeowners will (hopefully) end up selling their home for a price well below the minimum price they originally had in mind.
On the other hand, the buyer has seen the property numerous times at a price that has not been attractive to him, and has also seen that the price has dropped repeatedly and that the house remains unsold, so he asks himself: "why What does not stop lowering the price and it does not sell? Something must happen to this house ", thus losing total interest in it or making aggressive offers.
At this point, we, the professionals of the sector, enter to be able to help and advise our selling clients in the best possible way. We try to make them see reason and explain the current situation to them. We know first-hand what buyers are asking us, and that is why we know how to give you an exact market price so that they can sell in a reasonable time without having to lose more money on your home. You have to know what the current situation is and analyze it so that the operation is the most beneficial for both parties. Focusing on unimportant points will only make us miss opportunities.
On the opposite side we have the buyers. They always try to buy their best, so many think that it is better to buy from the seller directly, without intermediaries. At this point we re-enter ourselves. As we have mentioned before, the owners will always try to get as much as possible, so they will never say the real reasons why they sell their property, since it goes against them. We know the exact situation of each home and each owner, so we can advise the buyer which would be the best option or strategy to buy their home as advantageously as possible, being a good deal and operation for both parties.
In the next post we will talk about what is the best solution for both parties and how, many times, sellers miss the possibility of selling their house because they are not well advised and how, also on many occasions, buyers miss real opportunities for not knowing how to recognize them.
